Kyle Gellenbeck is an Associate Partner, based in Phoenix, Arizona, with Optimize Consulting Group where he brings over a decade of hands-on experience in construction project management. Throughout his career, Kyle has overseen projects totaling more than $100 million in value, including complex commercial Tenant Improvement buildouts, investor capital improvement initiatives, and national program rollouts. His past successful delivery spans both Investor and Occupier-represented work across office, retail, industrial, and mixed-use sectors. Known for his ability to strategically align project delivery with client goals, Kyle excels at guiding projects from early feasibility and budgeting through construction closeout, ensuring quality outcomes and optimized value every step of the way.
In addition to his technical expertise, Kyle is recognized for his leadership in stakeholder engagement, conflict resolution, and schedule management—often acting as the primary point of contact for clients, he is a collaborator with architects, general contractors, and other critical vendor partners. He brings a deep understanding of construction financials and leverages technology to drive performance, track key milestones, and ensure accountability across project teams. Prior to joining Optimize, Kyle led Cushman & Wakefield’s Project & Development Services team for the Arizona and Las Vegas Markets and served as a Lead Project Manager with Bureau Veritas, a national Project Management firm. In both roles, he managed high-profile, multi-site programs for national clients, consistently delivering projects on time and within budget while fostering and maintaining long-term, collaborative relationships.
